Mission

The Mission of BSCHT is to enhance the availability of housing to support the local workforce and economy. BSCHT helped with construction & HOA Mgmt of MeadowView, a deed restricted condominium development for local workers. We provide Down Payment Assistance loans. BSCHT also works to increase affordable rental opportunities for the community's workforce, increasing supply, providing minor property management support, and educating the community regarding rental options.

We believe that everyone deserves a safe, stable place to call home. Unfortunately, many of our community members struggle to meet this basic need. Our most recent housing studies indicate our small resort community needs an additional 1,354 homes by 2028. Since at least 2020, Big Sky has maintained a 0% long-term rental vacancy rate. The lack of inventory impacts residents across all income levels, like Montana teachers struggling with the lowest starting salaries in the country. Simultaneously, the cost of purchasing a median-priced condo in Big Sky has hovered at $1 million for several years.

Rent Local

The Rent Local Incentive program pays property owners cash to flip their vacation rental, spare bedroom, or vacant unit into a long-term rental for locals working in the Big Sky community.

Good Deeds reclaims housing inventory by purchasing permanent deed restrictions on existing properties for up to 20% of the appraised value. At least one occupant must work a minimum of 30 hours per week for a business located in Big Sky. The occupant can be either the homeowner or a long-term tenant. Short-term rentals are strictly prohibited.

MeadowView is a 52 Community Land Trust development sold to households working full-time in Big Sky, Montana. The income limit is 150% AMI. Construction of the final phase ended in 2021.

RiverView Apartments are 25 new apartments that welcomed home its first occupants in September 2024. BSCHT built these units using $6.5 million in federal Low Income Housing Tax Credits.
