Kalispell Land Trust Homes
NWMTCLT owns 52 properties which it manages by selling the home and leasing the land under the home to people at or below 1120% Area Median Income. The homes are all located within the Kalispell City Limits and were originally purchased with federal Neighborhood Stabilization Program funds. The homes have a 75-year, renewable lease which stipulates some restrictions on the price for which the home can be sold. The Land Trust will buy back the homes from owners at 100% of the initial purchase price plus 25% of the increase in the appraised value of the home since it was purchased. The organization then sells the home to another qualified buyer at a similar price, ensuring that the home stays at a below-market, attainable price in perpetuity.

What is the organization aiming to accomplish?
Creating attainable home ownership options for low- and moderate-income citizens of Northwest Montana.
Workforce housing and housing for retired people.
We have 52 properties in Kalispell for affordable home ownership. NWMTCT's goals are to add to the property inventory each year in Kalispell, Columbia Falls, Polson or other communities in northwest Montana. We will do this through the acquisition of homes and properties in partnership with local city governments, the State of Montana, charitable donations, grants from foundation and public-private partnerships.
What are the organization's key strategies for making this happen?
Property will be placed in the Land Trust portfolio through the acquisition of homes and properties in partnership with local city governments, the State of Montana, charitable donations, grants from foundation and public-private partnerships. Funding could include TIF funds, CDBG, HOME and charitable grants. Local donations and a Legacy program allowing people to sell homes to the Land Trust at a discounted price or developers to donate lots in new development for the for a tax benefit will be put in place in 2022.
