What are the organization's current programs, how do they measure success, and who do the programs serve?
Home Share Facilitation
Our mission -- cultivating mutually beneficial home sharing matches for home providers and home seekers to expand the possibilities for living -- is a means to multiple ends: extra income for home providers, reduced rent for home seekers, enhanced sense of community, nursing home diversion, respite for adult children caring for aging parents, and at-home, non-medical services for seniors.
Currently we serve Washington, Orange, and Lamoille counties and nine adjacent towns in Caledonia, Orleans, and Windsor counties. While it would be ideal to have home sharing services available across the state, the work of Home Share Now and its sister organization makes facilitated home sharing services available to ~60% of Vermont’s population. Home Share Now is interested in serving an additional seven towns in Windsor County in the near future; this expansion is pending future funding.
For example, 87 year old Jack opens the spare bedroom in his home to 50 year old Martha who is living on disability. In exchange for housing, Martha provides Jack with an overnight protective presence, rides to appointments, companionship, and $50/month towards utilities. An unexpected benefit, Martha’s cat decides that Jack’s lap is the best way to spend the day – Jack agrees!
To accomplish the above, program staff use a time-tested process to screen, match, and support participants which includes a face-to-face interview, references (personal/employment/housing), background screening, facilitated introductions, written agreements, a trial period, and on-going support to include access to a master-level mediator. Home Share Now is the only home sharing organization in the United States (so far as we are aware) with a staff mediator.
Conflict Prevention & Resolution
Home Share Now offers the services of its staff Mediator in ways that benefit our community partners in housing to include one-on-one conflict coaching, small-group mediation, and facilitated community meetings at senior-housing properties.
In addition, Home Share Now offers personalized trainings for housing counselors, social workers, resident service coordinators, and others talking with clients about preventing and addressing conflict.
Specific partners and sites include Alliance Property Management, Housing Vermont, the Lamoille Housing Partnership, Support and Services at Home (SASH), the Lamoille Region Chamber of Commerce, Maloney Properties, Missisquoi Manor, Highgate Apartments, Mann's Meadow, Maple Street Apartments, Lamoille View, and Gihon River Court.

What is the organization aiming to accomplish?
Home Share Now allows people to live where and how they want:
-People have the tools to overcome barriers (economic, physical, and environmental) so they can achieve their full potential.
-Homes consume resources communally and the working landscape is protected by utilizing existing housing stock to its fullest potential.
-People age safely at home.
-People live happier lives.
-There is an affordable housing option for everyone.
Home Share Now wants to transform how people see shared housing.
What are the organization's key strategies for making this happen?
Home Share Now focuses on goals that support Results Based Accountability measurements of how much, how well, and is anyone better off:
HOW MUCH?
-403 individuals will be served in the process of developing home shares
-83 people will be matched and supported
-49 housing units will be created by using existing housing stock more efficiently
-9,000 hours of service will enable home providers to stay in their homes
HOW WELL?
-Matches will last an average 9 months
-95% of matches will report they are satisfied with the services of Home Share Now
-What is the average home sharing rent paid versus Fair Market Rents of the service area
IS ANYONE BETTER OFF?
-At least 25% of Home Share Now's matched home providers will report that they would be unable to remain safely and comfortably at home had they not been matched
-95% of people matched will report in the annual program survey perceived benefits from the match such as sleeping better, feeling safer, eating better, and feeling happier
To accomplish the above, Home Share Now works by the following values:
-All people are treated fairly and respectfully regardless of age, income, or need
-Home Share Now uses a fun, collaborative approach that encourages learning of all kinds and by all parties
-Individuality is supported and embraced
-We uphold the freedom of choosing where and how to live
-Creativity and flexibility is imparted in the work we do while also understanding our limitations
-Relationships are nurtured and trust is build among staff, participants, funders, and the community at large
-Responsible use of environmental resources is promoted
What are the organization's capabilities for doing this?
While defining success at the organizational level is important, making a difference for individual home sharers is top priority. A highly effective staff provides quality service by way of interviews, personal/employment/housing references, a background screening, facilitated introductions, a trial period, personalized written agreements, and follow up support. Home Share Now adheres to all the national standards for shared housing programs.
Home Share Now continues to be the only home sharing organization in the country with a master-level Mediator on staff. Last year 51% of matched home sharers looked to our Mediator for help and/or conflict coaching. In 2016 we celebrated ten years of conflict prevention and resolution services.
What have they accomplished so far and what's next?
FY03: Services initiated in Washington County under the Council on Aging.
FY06: Hired a Mediator to support match agreements.
FY10: Expanded to Orange and Lamoille counties.
FY11: 501c3 incorporation as an independent nonprofit.
FY12: Expanded to areas of Windsor, Orleans, and Caledonia counties.
FY13: Adopted our first board-driven strategic plan.
FY14: Prioritized board development. Hosted our first AmeriCorps member.
FY15: Expanded direct service staff. Secured our first bequest.
FY16: Adopted our second strategic plan.
