Financial Counseling
Families and individuals participate in one-on-one, free, and confidential sessions with ACTS counseling staff. Each session is tailored to specifically address the needs, goals, strengths and weaknesses of the ACTS family, with the goal to create a process that will result in improved personal finances and credit management allowing them to become a home buyer. The time it takes for this process to occur is dependent upon the participant’s situation and willingness to sacrifice.
Counseling services include: credit history reviews, budgeting tutorials, advice for overcoming personal finance and credit obstacles, help obtaining loan pre-approvals and applying for bank loans, assistance accessing grant money and specialized loan products, and other financial support necessary for homeownership. Each private counseling session is designed to be specific and relevant to specific needs, goals and strengths of the individual or family as they prepare to purchase a home.
Our Financial Counseling team is overseen by a Director of Homebuyer Counseling, who brings to ACTS
more than two decades’ experience in mortgage lending to the team. Together with 3 financial counseling assistants, ACTS worked to develop individualized road maps on personal finances and credit
management to more than 200 families in 2017. ACTS Housing's homebuyer counseling is HUD-approved.
Real Estate Services
As licensed Realtors, ACTS home sales staff develop comprehensive lists of homes meeting the client’s housing needs and budget, then coordinates and attends home showings and represents the home owner during all aspects of negotiation – from of the offer to purchase to the day of closing. ACTS also assists sellers of real estate and can provide home listing services.
Home Rehab Counseling
ACTS rehab counseling staff represents families and individuals during coordination and execution of rehab plans. As experienced professionals, staff assists homebuyers with the creation of an itemized list of all repairs and improvements needed for decent, safe, sanitary, and affordable occupancy. Then they provide assistance obtaining proposals from qualified contractors and overseeing their project from start to finish. Our management team also provides professional rehab advice to homeowners completing sweat equity projects.
