We form long-term partnerships with developers who share our commitment to preserve and develop affordable housing, and we build communities where residents can access support services and growth opportunities to maintain safe, stable housing and make positive life changes.

HOM develops communities where residents have access to the support services and growth opportunities necessary to maintain safe, stable housing and make positive life changes.

Community: HOM strives to facilitate meaningful partnerships between managers, tenants, and the community. HOM encourages tenants to engage in peer development and inspires community members to play a role in addressing housing disparity.

Well-being: HOM believes tenants' mental, physical, social, and emotional well-being is essential to nourishing and sustaining healthy lives.

Empowerment: HOM provides services and programs that equip residents with the skills and experiences necessary to realize their potential.

Opportunity: HOM creates opportunities that are responsive to residents' needs and facilitates personal and professional development.

Assessing Resident Needs and Goals - In order to provide adequate support, resources and development opportunities for residents, HOM uses a comprehensive approach to assess residents' needs and identify their goals:
1. Data Analysis: HOM collects and assesses demographic, educational, and economic data for the residents and the surrounding community; and
2. Resident Interviews: HOM conducts 1-on-1 and group interviews with residents, prospective residents, and community members to thoroughly understand residents' challenges and goals.

Once HOM has a data-informed understanding of the needs and goals, the HOM staff shapes a customized programmatic plan to best support each resident community. Each year, the HOM staff revisits the programmatic offering with the residents and community to ensure it remains suitable and aligned with the community's needs and goals.

Programmatic Approach - In addition to the Growth and Support Services infrastructure described above, HOM relies on two other key strategies to execute the organization's mission: Community Engagement; and Empowerment Programs.

A. Community Engagement - HOM believes in effectively engaging and leveraging community members and organizations to help facilitate residents' positive transformation. HOM seeks to involve individuals and organizations in a variety of roles:
1. Developing and offering services and programs for residents and community members on-site;
2. Providing engagement opportunities off-site; and
3. Providing individual volunteer opportunities on-site.

B. Empowerment Programs - In order to equip residents with the skills and experiences necessary to realize their potential, HOM provides opportunities for residents to be leaders in their community. Within each program site (including the transitional housing facility), HOM leverages at least one of the following empowerment systems:
4. Peer Learning Communities: Provide opportunities for residents to facilitate support groups, lead workshops, or teach skills;
5. Mentorship: Pair residents based on professional and/or personal needs and goals;
6. On-site Community Building: Engage residents in developing and planning community events; and/or
7. Community Leadership: Provide opportunities to participate in community programs off-site.

HOM as a co-developer and managing partner:
1. Industry Expertise – With extensive experience and industry knowledge, HOM provides meaningful support to developers, creating financial opportunities and positively impacting residents.
2. Network of Developers – The HOM leadership team and Board of Directors contribute to HOM's large and evolving network of key players in the affordable housing sector. By leveraging this network, HOM will be able to bridge the gap that currently exists between homelessness and permanent housing by effectively connecting individuals with viable, permanent housing options.
3. Flexible Partnerships – HOM caters its partnerships and contracts to the developer's needs and capacity.
4. Comprehensive Approach- HOM has developed a comprehensive approach to assessing the unique needs of communities served. Strategies include resident interviews and surveys, community landscape, and data analysis.

By patterning with great property management, investors, and local government, Housing on Merit assures the opportunity to maintain long-term affordability of the property for residents and the community. To date, HOM is involved in (11) communities with over 1500 units located throughout California.
