What we aim to solve
Habitat for Humanity, strives to create a world in which everyone has a decent place to live. All Habitat for Humanity affiliates share this vision and the following mission statement:
Seeking to put God's love into action, Habitat for Humanity brings people together to build homes, communities, and hope.
While the vast majority of Americans feel stable and secure in their current situation, housing insecurity touches nearly half of adults at some point in their lives. A majority of Americans believe that it is challenging to find affordable quality housing in their communities. And more than half of all adults say they have made at least one trade-off in order to cover their rent or mortgage. Such trade-offs may include taking second jobs, cutting back on health care and healthy food, and moving to less safe neighborhoods.

What are the organization's current programs, how do they measure success, and who do the programs serve?
ReStores
San Gabriel Valley Habitat for Humanity operates two ReStore locations- Duarte and Los Angeles/Atwater Village. Each location features building and home goods including: hardware, furniture and fixtures, bath and kitchen supplies and appliances, lighting, plumbing and electrical supplies, flooring, and paint. The inventory includes new items from brand-name manufacturers and home improvement retailers and materials donated from building contractors and residential renovations. Through recycling & reuse, the ReStores generate sales by selling items to the public at a generous discount. The ReStores convert donations of building materials into cash which generates income to cover Habitat for Humanity's operational costs.
Home Repair Program
The Home Repair program is a low-cost home repair program that helps low-income homeowners make any interior or exterior repairs to their own home. Repairs are often made using recycled building materials and donated time by generous individuals. With repairs typically taking only a few weeks, a home can be truly transformed through this beneficial program and not only adds to the overall appearance of the home, but it also fosters a greater sense of homeowner pride and preservation of property value that helps the neighborhood as a whole. Typical applicants are over 65 years of age, have medical or physical disability challenges, and own a home that is in significant disrepair in comparison to other homes in the neighborhood.
Homeownership Program
The high cost of housing in the San Gabriel Valley means that homeownership is out of reach for many families. We work to create affordable homeownership opportunities so everyone can achieve strength, stability and self-reliance through shelter.
Qualified applicants accepted into our program (homebuyers) help build their own homes alongside volunteers through sweat equity and pay an affordable mortgage
Applicants are eligible if:
1) They can demonstrate a need for adequate housing. This means that current living conditions are substandard or crowded
2) Their income is or below 80% of the medium income for LA County to qualify for an affordable mortgage through our organization
3) They are willing to partner with us and build their own home – through 100 hours of sweat equity in addition to 50 hours of homebuyer education courses
4) They must meet the definition of a first-time homebuyer.

What is the organization aiming to accomplish?
The current goal for San Gabriel Valley Habitat for Humanity is the fundraising efforts for the Lomita Homes. The Lomita Build is San Gabriel Valley Habitat's ninth collaboration with the City of Glendale since 1995. The Lomita homes opportunity will be open to needy families who make no more than 80% of the AMI. Construction on the Lomita build is slated to begin January of 2017. The homes will be configured as six attached condominium-dwelling units, with 3 bedrooms, one and ¾ bathrooms and an attached two-car garage. Outreach completed March 2016, and final family notifications were in August. The Lomita Homes capital campaign has been launched with a fundraising cash goal of $720,000 dollars. San Gabriel Valley Habitat pursues funding for development costs from many sources--individuals, corporations, foundations and community groups. Like all other San Gabriel Valley Habitat for Humanity builds, these homes will be completed through the combined efforts of professional architects and construction staff, in-kind material donations, pro bono services, committed volunteer labor and Habitat families' “Sweat Equity."
What are the organization's key strategies for making this happen?
San Gabriel Valley Habitat for Humanity's goal and commitment for the Lomita Build is to transform lives and create a development that will make the entire community proud. The outcomes expected upon completion of this build include (1) Six affordable homeownership units, severely needed in Glendale, added to the housing stock; (2) Stabilization of families and the impacted community; (3) Prepared homebuyers who have learned responsible household budget management and the importance of paying their zero percent (0%) mortgages on time; (4) Job, economic, and educational advancement of Habitat residents; (5) Improved health due to safe and decent living conditions; and (6) Build-up of equity and eventual free-and-clear home-ownership.
Evaluation data will be collected directly from the Habitat families upon completion of construction. San Gabriel Valley Habitat's goal in evaluating outcomes is to assess how home-ownership impacts the families. Because Habitat families remain partners with the affiliate until their mortgages are paid in full, Habitat continuously develops and nurtures the families and will conduct ongoing evaluations to ensure successful transitions to home-ownership.
What are the organization's capabilities for doing this?
San Gabriel Valley Habitat for Humanity has a 28 year proven track record that ensures the success of our mission. San Gabriel Valley Habitat has successfully built 62 new homes through ten project builds and completed 33 critical home repair projects, thus providing safe, decent, affordable shelter to over 427 men, women, and children. There have been no foreclosures or defaults on homes built by San Gabriel Valley Habitat. It is also important to note that the 0% interest monthly mortgage payments from all San Gabriel Valley Habitat homebuyers go into the affiliate's “Fund for Humanity," a perpetual fund that is used and reused for future construction. This sound strategy enables our organization to touch even more lives as Habitat homeowners' mortgage payments are perpetually reused to construct more affordable homes.
What have they accomplished so far and what's next?
San Gabriel Valley Habitat for Humanity is working towards completion of its 79th home: 62 previously completed through ten developments; nine in construction in Pasadena (Desiderio Homes); six in Glendale (Lomita Homes) with construction starting in September 2017; and four more in Pasadena (Manzanita & Howard/Navarro Homes) planned for 2018. Currently, over 427 men, women and children are living in decent, affordable housing built and repaired by SGV Habitat, and approximately 50 more will join these ranks when pipeline projects are completed. Fourteen families have paid their mortgages in full and another twelve are poised to join them in 2017. SGV Habitat's future goals are to implement the Neighborhood Revitalization(NR), Aging In Place (AIP), and Veteran repair programs, which will allow us to service more low-income homeowners with repair of their homes for preventive maintenance and clean-up projects, ramps and rails for seniors and disabled veterans, and NR projects that will be piloted in areas with the greatest need. And to open a third ReStore location in the southern portion of the San Gabriel Valley service area, which will allow for easier accessibility to the southern area residents, as well as increase donation capacity and help promote reuse, and recycling as greener living practices. Each of these projects help bring SGV Habitat for Humanity closer to achieving our goal-- “A World Where Everyone has a Decent Place to Live".
